Sabana REIT
的股價會不太好看是因為這檔REIT最近必須面對一系列的轉型(租約置換與資產轉型),且該REITDPU(每單位派發股息)下滑了15.2%Sabana Shari’ah-compliant REIT (SGX:M1GU) announced on 25 January that it has achieved a distribution per unit (DPU) of 5.95 Singapore cents for its 4Q 2015, a decrease of 15.2% as compared to the 7.02 cents paid in the same period last year.
This brings the Singapore-listed industrial REIT’s full-year annualised DPU to 6.85 cents, a fall of 6.5% as compared to the 7.33 cents paid in FY 2014.

Net property income (NPI) for FY 2015 and 4Q 2015 decreased by 1.8% and 11.0% respectively, mainly due to the lower gross revenue arising from negative rental revisions for certain master leases renewals and increase in vacancies in 4Q 2015, coupled with an increase in property expenses due to conversion of three more master leases into multi-tenanted leases”, said the REIT in a statement.

Furthermore, there were also higher property tax and land rent expenses from the conversion of certain master leases from triple-net into non-triple-net tenancies”, it added. The REIT’s portfolio occupancy eased from 91.7% as at 30 September 2015 to 87.7% as at 31 December 2015 while weighted average lease expiry (WALE) stood at approximately 3.2 years.

勝寶工業信託(SGX:M1GU)在今年125日宣布該公司將配發5.95新加坡分每單位的股息,比起去年同期派發的7.02新加坡分下滑了15.2%而這也導致了這支新加坡掛牌的REIT全年預估DPU(每單位派發股息)下降至6.85新加坡分,比起2014財務年度的7.33新加坡分的派息少了6.5%左右。REIT的說明提到:2015財務年度與2015第四季的資產淨收入(NPI)各下滑了1.8%11.0%,主要受制於毛利增加幅度較低的、起源於較為負向的為將主租賃契約(master lease)置換而產生的租約置換(negative rental revisions)2015年第四季出現的增加不少的的未租出空間所致。而除了這項現象之外,源自於與此REIT有關的三項主租賃契約將被轉換至多租戶租賃(multi-tenanted leases)而衍生的財產相關開支增加也是導致獲利下滑的原因之一。除此之外,本REIT也必須承擔較高的地產稅與將部份的主租賃契約的架構從三重淨利租賃(triple-net)轉換成非三重淨利租賃(non-triple-net)而產生的額外土地出租開支。這支REIT的投資組合空置率已經從2015/9/3091.7%下降到2015/12/3187.7%而加權租約有效期間(weighted average lease expiry (WALE))還是維持在3.2年。譯者按:本文因涉及許多房地產與財經專有名詞而較難翻譯,本人已經盡可能的將其翻譯成一般人可閱讀與理解的名詞。部分內容再不影響文意下經過潤飾與修改以符合一般閱讀需求。以上資訊提供參考~

Hello Allan and 狗狗 ,有買Saizen REIT的投資人,恭喜你們!今年Saizen REIT派發1.056的特別股息,因為他最近有些資產調整:

Singapore-listed residential REIT, Saizen REIT (SGX:T8JU), has obtained majority approval from its unitholders to dispose the REIT’s entire portfolio of real estate assets in Japan to Triangle TMK.

The approval was obtained in an extraordinary general meeting (EGM) held on 1 March. Triangle TMK is a Japanese affiliate of Lone Star Funds. Also obtained at the EGM was the approval to issue a special distribution of SGD1.056 per unit once the disposal is complete.

Saizen REIT first received an offer from Triangle TMK to acquire Saizen REIT’s entire portfolio of real estate assets in Japan for JPY44.66 billion (SGD514.1 million) in October 2015.

REITsWeek BY RIDZWAN RAHMAT ON MARCH 1, 2016新加坡掛牌的住宅REIT--最善投資信託(Saizen REIT)已經獲得絕大多數單位信託持有人(unitholders)的批准並將整個REIT的全數位於日本的不動產資產轉賣給Triangle TMK這項資產處分已經在31日召開的特別股東大會(EGM)中獲得批准,而將接手這些資產的Triangle TMK是日本孤星基金(Lone Star Funds)的子公司。而在股東特別大會召開的同時,Saizen REIT也得到了批准在處分完畢後派發1.056新加坡幣的特別股息的權利。

Saizen REIT曾在201510月初次收到Triangle TMK想要以446.6億日圓的代價(5.1410億新加坡幣)收購Saizen REIT的全數位於日本的不動產資產的請求。
